What is conveyancing?

Conveyancing involves the legal transfer of home ownership from the seller to the buyer.

The whole conveyancing process starts when an offer on a house from a buyer is accepted by the seller. The process completes when the house keys are handing over to the new buyer.

Both sellers and buyers need to go through the conveyancing process. It is always a good idea to choose your conveyancer or solicitor as early as possible, around the same time that you choose your estate agent, as this will help reduce delays.

Who does the conveyancing?

Whether you are selling or buying, a solicitor will conduct the conveyancing process.

There are a number of different providers who can carry out the conveyancing and as your estate agent, we will only recommend a trusted provider on their reputable service and who is familiar with our business, our processes and our staff in order to make the process as smooth as possible.

There is however, no obligation to use the recommended suppliers, you can select your own conveyancer if you prefer.

What does Conveyancing entail?

There are a number of steps in the conveyancing process – both for sellers and buyers.

These steps, your obligations and requirements should be explained to you by your estate agent and / or your chosen conveyancer.  

Here at On The Move, we aim to get our customers ‘transaction ready’ in order to keep the conveyancing process as short as possible. This can mean helping our sellers get key paperwork ready before an offer comes in from a buyer.  

It is our aim to keep our customers informed throughout the whole process, liaising with both seller’s and buyer’s solicitor to keep the process as smooth as possible until completion.

On The Move has worked hard to negotiate competitive rates with a network of conveyancers. Whilst these are separate companies we work extremely closely together.

All staff work hard to ensure that from point of offer the sales chains are constantly chased to make sure that everything is moving as it should in a timely manner. 

This close working relationship also gives us immediate access to legal support services that customers of other estate agencies might not receive.

Should you decide to use the services introduced by On The Move then you should know that we would expect to receive a facilitation fee from the conveyancer for the work we provide during the process.

The referral fee from our conveyancing partners is not gifted to us. It is used as a contribution to the level of work our staff undertakes for each property transaction.

This amount is also used as part of our investment in providing facilities to enable you to get information out of hours and in improving productivity and transparency of the sales process. Whilst as agents we do not have control over the conveyancing process, we work hard assisting across the whole of the property transaction chain towards exchange and completion. This facilitation is an integral part of the service we offer to ensure the customer gets the results that they are looking for.
